The first step is to find a property that you would like to call home. We have a comprehensive choice of properties to rent so please take a look and then contact a member of our team to register your details and requirements so we can suggest suitable properties and arrange viewings.
Once you have found a suitable property and terms have been agreed between yourself and the landlord you will be asked to pay a deposit (usually 6 weeks’ rent), one month’s rent in advance and an administrative fee along with the information as below so that we can carry out thorough referencing:
- A VALID FORM OF IDENTIFICATION I.E. A CURRENT PASSPORT OR DRIVING LICENCE
- PROOF OF CURRENT ADDRESS
- NATIONAL INSURANCE NUMBER
- DETAILS OF YOUR EMPLOYMENT – AND IF SELF-EMPLOYED YOUR ACCOUNTANT’S DETAILS
- DETAILS OF YOUR BANK
- YOUR CURRENT LANDLORD OR AGENT’S DETAILS.
All tenancies are subject to satisfactory references and the landlord’s approval, and is usually a Assured Shorthold Tenancy unless it is a company let. Rent is payable in advance, monthly, and the deposit will be held in our Clients Account under either the Tenancy Deposit Scheme (TDS).
Once contracts are signed, on the day your tenancy commences, an independent inventory clerk will meet you at the property to go through the inventory, take the utility meter readings and hand over the keys.
You will need to pay utility bills i.e gas, electricity, water, council tax and TV Licence, keep the property in good order, including the garden if it’s part of the contract, and pay your rent according to the terms of the tenancy agreement.
If your property is managed you will be given your dedicated property manager’s contact details. If your home is not managed by our company you will be advised of the landlord’s contact details. At the end of the tenancy we’ll arrange a check out inspection, collect the keys and process your deposit release.
