The renting process in detail

The first step is to find a property that you would like to call home. We have a comprehensive choice of properties to rent so please take a look and then contact a member of our team to register your details and requirements so we can suggest suitable properties and arrange viewings.

Once you have found a suitable property and terms have been agreed between yourself and the landlord you will be asked to pay a deposit (usually 6 weeks’ rent), one month’s rent in advance and an administrative fee. You will also be asked to provide the following information/documents so we can carry out thorough referencing:

  • A valid form of identification (i.e. current passport or driving licence).
  • Proof of current address.
  • National Insurance Number.
  • Details of your employment – if self-employed, details of your accountant.
  • Details of your bank.

All tenancies are subject to satisfactory references from your current landlord or property agent and is usually an Assured Shorthold Tenancy (unless it is a company let). Rent is payable in advance, monthly, and the deposit will be held in our landlord client’s account under the Tenancy Deposit Scheme (TDS).

Once the contracts are signed, on the day your tenancy commences, an independent inventory clerk will meet you at the property to go through the inventory, take the utility meter readings and hand over the keys.
